NAIROBI- As explosion of real estate development continues to sprung up in Nairobi questions abound over the efficient management of the estates and apartments.
For instance property owners have time without bound been reprimanded for abdicating their duties and not taking into consideration the plights of their tenants who are left under the mercy of relatives and siblings who lack the requisite managerial expertise to run the apartments.
In a bid to dig deeper into the challenges faced by tenants who occupy the properties in different apartment dotted across Nairobi, Frontier Online had an exclusive interview with Mr Abdullahi Mohamed Ali alias “Abdullahi Kauthar” CEO and Founder OSHAAN GENERAL CONTRACTORS & PROPERTY MANAGERS LIMITED.
1 Tell us about your company?
Our company Oshaan general contractors and property managers limited is company that was incorporated in kenya back in 2018 but two years ago we changed its name to the current name and started to specialize majorly in property management consulting and valuation.
2 What motivated you to set up the this property management company?
2 What really motivated us was the fact that many real estate developers are developing without considering the management part of the property after developing it.they just develop to sell or rent to get money.
We saw that tenants should be given much attention,respect and handled in a legallly allowed way.
Our company makes sure that tenants get all necessary services in a timely manner, For instance a tenant calls our office to complain about lack of water,power outage ,Mal-functioning of lifts and issues related to plumbing among others.
We make sure all this are handled on time.
We also realized that the property itself should have good and timely maintenance, be it painting,lighting,lifts or beautification inorder to attract tenants and also give our tenants value for their rent or service charge paid.
Also our somali community are nowadays developing property at a high rate and we saw this as oportunity and at the same time solve their management problems. We also do financial accounting for the property in regards to rent and service charges collected every month.
3 There are so many property management company in town, how unique is your company (OSHAAN )
3.our company or management style is unique in that all our operations are documented. For example we give tenant monthly invoices for water and rent on time.
We make sure all payments by tenants are done to our bank accounts via mobile money transfer systems to make sure they dont have to come to our office or go to bank.
We also ensure the tenants have high level of discipline in the property and respect other tenants.
We also make sure that the safety of the tenants is well taken care of by hiring qualified security guards and deploying 24/7 Cctv monitoring.
We also do daily check of the property to make sure it remains safe and attractive.
4 There are so many Somalis with real estate companies in town, it’s alleged that many set up the property companies , but later fail within a short period of time, what causes that?
4.Basically, they lack patience for example you cant start a company today and expect to reach your desires the following day. you must be ready to sacrifice for it, Market it and remain afloat in the market.
5 Where do you see your company in the next five years?
5. God willing(In Sha Allah), we want to make sure that this company will be the best choice in all property management,consulting and valuation needs and at the same time employ jobless youths.
Currently we are managing five prime properties and in future we are looking forward to managing as many properties as we can.( In Sha Allah)
